To contribute to the growth and sustainability of the business through acquiring new and retaining existing clients. Responsible for the overall service delivery of the Westminster LetFirst contract.
Ensure that customer enquiries are recorded to agreed standards, progress chasing new business opportunities to conclusion whilst retaining accurate records or telephone conversations and appointments.
Attend and carryout rental valuation appointments with a view to securing new Instructions at maximum £value. Ensuring clients are aware of the feature and benefits of the service and their obligations as Landlord, through effective communication and adherence to “sign up” procedures.
Accurately matching applicant referrals to available properties the CRM will then attend viewings and secure offers to rent. Recording details of the offer the CRM will then agree terms with Landlord and Tenant before tenancy administration/progression is passed to Sales Support.
Following start of tenancy procedures the CRM will meet the tenant/s to complete the paperwork, provide instructions for appliances and release keys.
Responsible for the overall service delivery the CRM will build and maintain excellent working relationships with the team members providing support services. In order to ensure that the customer experience for RMG, Landlords and Tenants is satisfactory the CRM will need to monitor and assess portfolio performance, improving any areas of concern by agreeing actions required with the Business Manager and/or other Department Heads.
In accordance with Orchard & Shipman policies and procedures, arrange pre checkout visits. Advise tenant on how to end their tenancy. Assure payment plan is in place if required. Advise IM team if necessary. Advise of any remedial works required before moving out. Arrange return of keys. Complete necessary paperwork
A self starter that has the drive and aspiration to make the most of opportunities. Has energy & enthusiasm, will readily take the initiative and be motivated to succeed not just for themselves but for the team & for the organisation as a whole
• Full driving licence and access to a car
• Experienced in Residential Lettings and or Property Management
• Be an experienced user of MS packages including Outlook, Word and Excel
